Free advice on hand for Harborough’s landlords

Would-be property investor and second home owners in Leicestershire can access free advice on a range of legal and financial issues at an event which is being held in Market Harborough next month (November).

The event will take place at the Innovation Centre at Airfield Business Park on Wednesday 13th November from 4pm to 7pm and is being hosted by three local businesses. Experts will be on hand to offer advice and answer questions on a range of areas including investing in property, buy-to-let and inherited property. There will also be guidance for parents who may be considering buying a house for their child whilst at university.

Harborough based Chartered Accountants Elsby & Co will be offering financial advice on maximising any investment and ensuring tax compliancy. Local letting agents Northwood will be highlighting the risks involved with property letting and providing the solutions to these, whilst Edward, Hands and Lewis solicitors who have offices at Union Wharf, will be on hand to offer legal advice.

“Property is once again seen as a good investment,” explains Clare Elsby, director of Elsby & Co, who are based at the Innovation Centre.  “With yields of around five per cent gross now achievable, second homes and buy-to-let properties are becoming more popular as an alternative to pensions or as an additional revenue stream. However, in order to make the most of any potential investment, it’s important to get the finances right which is where events such as this can help. We aim to ensure that there are no nasty surprises when buying or renting out a second home.”

There are an estimated 1.6 million second home owners in England and Wales. The number of buy-to-let properties purchased has increased during 2012/ 2013, with low interest rates and schemes such as Help to Buy making access to finance easier.

However, landlords need to be aware of HMRC’s recent task force campaign designed to clamp down on taxpayers with second homes. HMRC are keen to recoup tax from landlords who have not declared rental income on a second home or have not declared a Capital Gains Tax liability arising from the sale of a property.

“Issues such as what can be claimed for against tax, or how to mitigate any Capital Gains Tax liability are common concerns,” comments Clare. “There’s no doubt that property is a sound investment at the moment, and this one stop shop should be able to answer most questions that potential buyers or second home owners have.”
